In New York’s historic SoHo, a late 19th-century brick factory converted to luxury loft-style co-ops hides a secret oasis on its roof, where a glass-enclosed Palm-Springs-inspired pavilion is flanked by a large terrace and — surprise! — a swimming pool. Below, the three-bedroom, three-and-a-half bathroom penthouse is spectacularly appointed and boasts 3,850 square feet. Asking $18.75 million, the co-op is available via Terry Martinolle at Douglas Elliman. Maintenance charges clock in at $4,938 per month.

The custom glass panels of the rooftop solarium, which includes a bath and laundry room, retract for open-air entertaining, but Italian limestone radiant heated flooring make this a year-round space. Mature plantings and strategically placed fences enhance privacy.

To one side of the pavilion, a huge terrace has a full outdoor kitchen that includes an ice maker and a handy-dandy dumbwaiter that connects to the kitchen downstairs. On the other, there’s a mosaic-tiled pool and spa, a wet bar and a pergola-shaded deck. Creating the 18-by-11-foot pool, which is four feet deep and weighs three tons when filled, was no easy matter, especially considering the age of the building. At great cost, huge steel beams had to be added to support the immense weight.

The design flow in the spacious flat is notable, as are the characterful original beams, brick walls, and old pillars, while newer elements such as the graceful custom steel staircase and wide-plank teak floors continue the industrial-luxe theme. Of course, plenty of natural stone is employed in the kitchen and bathrooms.

The great room, with 13-foot-tall exposed wood ceilings, is vast, with a monumental marble fireplace. Off the great room is a powder room, and next to that is the kitchen, with enormous marble-topped island, sleek glass and steel cabinetry, and top-of-the-line appliances.

Down the hall are two guest bedrooms, one en-suite and both topped by sky lights, along with a second laundry area and the primary suite. Wrapped in exposed brick walls, the primary bedroom boasts a huge walk-in closet crafted out of walnut and a luxurious master bath replete with deep soaking tub, steam shower, and radiant heated flooring.

With just ten residential and two commercial units, this boutique building is located along a wide and bright street within the charming SoHo Cast-Iron Historic District. And of course, art galleries, fashion boutiques, and fabulous restaurants are right on its doorstep.
